Factory & Production

Where Precision Meets Scale

Four factories. Three continents. 75,000m² of production floor area. Every MODURA module is built under climate-controlled conditions with robotic tooling, laser-guided positioning, and 147-point quality inspection — delivering construction precision that site-based building cannot match.

Production Process

14-Station Assembly Line

Every volumetric module passes through 14 production stations, from raw steel coil to finished room. Each station has defined quality gates. Nothing moves forward until it passes.

From Steel Coil to Finished Room

  • Station 1-3: Steel frame welding — robotic cold-formed galvanized steel, jig-assembled at ±1mm positional accuracy
  • Station 4-5: Enclosure & insulation — floor cassette, wall panels, mineral wool, vapour control membranes
  • Station 6-7: MEP first fix — HVAC ducting, electrical containment, plumbing pipework, fire suppression pre-routed
  • Station 8-9: Plasterboard & taping — double-skin fire-rated board, Level 4 finish, wet area tanking
  • Station 10-11: Finishes & joinery — doors, skirting, fitted wardrobes, kitchen units, porcelain tiling
  • Station 12-13: MEP second fix & testing — sanitaryware, light fittings, full FAT: continuity, pressure test, functional run
  • Station 14: Final QC — 147-point inspection, photographic record, digital twin sync, sign-off before dispatch
Technology

Precision Tooling at Construction Scale

We apply manufacturing-grade automation to construction. The same precision disciplines that produce cars and aircraft now produce buildings.

Robotic Welding Cells

6-axis robotic welding arms produce steel frames with ±1mm positional accuracy. Every weld logged with timestamp and operator ID for full traceability.

Laser-Guided Jig Assembly

Factory-calibrated jig tables with laser positioning ensure dimensional consistency across every module. ±2mm tolerance across all faces — verified at Station 3 and Station 14.

Digital Twin Sync

Every module has a BIM digital twin updated in real-time during production. Clients access a live dashboard tracking their project's modules through each station.

Climate-Controlled Environment

All factories maintain 20±2°C and 50±10% RH year-round. No weather delays, no moisture in materials, no thermal expansion variance. Every module built under identical conditions.
