Our in-house engineering team combines structural analysis, BIM coordination, MEP pre-integration, fire engineering, and acoustic and thermal performance analysis into a single, seamless workflow — ensuring every building meets or exceeds the most rigorous international standards.

Design Philosophy

Engineering-First Approach

In modular construction, engineering decisions made at the concept stage determine everything that follows. Unlike traditional construction where design and engineering run on parallel tracks, our engineering-first approach front-loads structural analysis, MEP coordination, and fire strategy before a single steel section is cut.

This means every module is analysed for five load cases — factory lift, transport, crane, stacking, and in-service — before production begins. Clash detection in the BIM model eliminates fit issues that would otherwise surface on site. Fire compartmentation is engineered into the module geometry, not retrofitted after assembly.

Digital Delivery

BIM & Digital Engineering

Our ISO 19650-compliant BIM processes ensure every stakeholder works from a single source of truth, from concept design through to digital twin handover.

ISO 19650 Compliance

Full BIM Level 2 delivery in accordance with ISO 19650-1 and 19650-2. Common Data Environment (CDE) with controlled information exchange at each project stage.

LOD 500 Modelling

Every module modelled to LOD 500 as-built fidelity: structural connections, MEP routing, fire stopping, and architectural finishes all represented in the federated model.

4D Sequencing

Construction sequencing linked to the BIM model enables logistics optimisation: module delivery phasing, crane positioning, and just-in-time site assembly all visualised before mobilisation.

Digital Twin Handover

Complete as-built BIM dataset delivered at handover for facilities management. Asset registers, maintenance schedules, and warranty tracking linked to the model.

Building Services

MEP Pre-Integration

Factory-installed mechanical, electrical, and plumbing systems eliminate the coordination chaos of traditional site work and deliver higher quality through controlled assembly conditions.

HVAC Systems

Ducted ventilation with heat recovery (MVHR), fan coil units, or VRF systems pre-installed and balanced in-factory. Only inter-module duct connections required on site.

Electrical Distribution

Consumer units, containment, wiring looms, and outlet circuits pre-installed to BS 7671 (18th Edition). Each module tested for continuity and insulation resistance before leaving the factory.

Plumbing & Drainage

Pressurised plumbing tested at 150% working pressure. Soil and waste stacks with pre-formed fire collars. Inter-module connections via accessible service risers in dedicated zones.

Fire Suppression

Sprinkler systems to BS 9251 or NFPA 13, pre-fitted within module ceiling voids. Riser connections at module interfaces with dry-test certification from the factory.

Fire Engineering

BS EN 13501 & 120-Minute Protection

Our fire engineering strategy is built into the module design from the start. Compartmentation boundaries are defined at the module interface, with fire-resistant boards, intumescent seals, and cavity barriers integrated during factory assembly — not retrofitted on site.

Every project undergoes computational fluid dynamics (CFD) smoke modelling and timed evacuation analysis using Pathfinder or equivalent software. Fire resistance ratings are verified through full-scale furnace testing to BS EN 13501-2, with loadbearing modules achieving up to 120 minutes REI classification.

Acoustic & Thermal

DnT,w + Ctr ≥ 45dB, U = 0.15

Modular buildings face unique acoustic challenges at the module-to-module interface. Our double-wall separation system delivers airborne sound insulation exceeding DnT,w + Ctr 45dB between dwelling units — verified by UKAS-accredited laboratory testing to BS EN ISO 16283-1.

Thermal performance is engineered for long-term energy cost reduction. Our standard building envelope achieves U-values of 0.15 W/m²K for walls and 0.13 W/m²K for roofs, with thermal bridging minimised through continuous insulation strategies and thermally broken connections at all module interfaces.
